The Ultimate Fall HVAC Maintenance Checklist to Get Started on Now
You’re still enjoying the remaining warm days of the year as summer blends into fall. Winter is certainly months away, but if you know DFW weather you know things can change quickly. Last month we covered a pre-fall AC checklist to help you retire your air conditioner and keep it properly out of commission for the next few months. This month, we present you with an extensive fall HVAC maintenance checklist you should start addressing now to make sure you are ready to be comfortable when the cold weather hits.
Inspect Outdoor AC Units and Vents – Clear away leaves and debris, leaving at least two to three feet of space cleared around the equipment.
- Purchase Proper High-Efficiency Air Filters – Depending on the unit you have, make sure you have purchased and replaced air filters with the most efficient options. You might want to consider pleated air filters that used electrostatic charges to attract particles, proving to be more effective at filtering dust, pollen, mold, and dander than traditional filters.
- Switch on Your Heater – Whether you use a furnace, hybrid model, or heat pump, switch it on to make sure it is running smoothly and quietly. Waiting until the first freeze may leave you with a problematic unit when you need it the most.

- Check Pipe Insulation – Avoid freezing pipes by wrapping exposed pipes before the frosty temperatures creep in.
- Clean Out Your Air Conditioner Condensate Drain – Mix up a cup of bleach and water (50/50) into the condensate drain to kill algae and mold prevent clogging.
- Clean Your Chimney – If you have a chimney, flue, vent, or fireplace, clean and service it annually at this time of year to prevent residential fires and indoor air quality concerns.
- Inspect Your Alarms – The final step is to test your fire and carbon monoxide alarms for bad batteries. Ensure that each alarm is ready to help save your life during a season known for fires and carbon monoxide poisoning.

I met with Gorman Mechanical’s Sales Manager. When he came out I had a bad taste in my mouth due to some misrepresentations made by another company that happened to be A rated on Angie’s List. Because of this I’m certain I was on the defensive and asked a million questions. He was very patient and took plenty of time answering all my questions. The repairman, Tim H., was prompt and courteous. I explained that he was a second opinion for our 21-year-old AC. The first company said that I would need 2 parts totaling $600 plus a coil that they would have to send a salesman out to quote me a price. Also first company was suggesting that I really needed whole new system. After inspection, Tim showed me how a part was wired the wrong way and he replaced a compactor and repaired a burnt wire. 2 lbs Freon were added. Total cost was retail: $217.75. I had a warranty so I paid less but what a difference in $600.00+ and $217.75! AC is working fine now. And we didn’t have to buy a new system. Thanks, Gorman Mechanical and Tim H.!
